What we did

London Borough of Havering, Rainham and Beam Park Housing Zone – confirmed in 2015. The Council’s vision for this post-industrial area is ambitious – the transformation of one of London’s largest reservoirs of brownfield land into a new 3,500 home urban community embodying high quality design, place making and extensive new infrastructure, a new railway station, schools, health, leisure and community facilities and an innovative remodelling of a major urban trunk road into a 2km linear park. Central to the realisation of this vision is the creation of a Joint Venture company able to rise to challenge of delivering 1,000 new homes at high affordability levels on sites in multiple and complex ownership being assembled by Compulsory Purchase Order.

Cornerstone were appointed by Havering Council to design and manage a two stage procurement of a development partner for the joint venture. The Rainham and Beam Park Regeneration LLP was successfully formed with Notting Hill Genesis as a partner in 2018.
